Payment Terms & Methods:
- If you select the Annual Lease Rate, you will be billed at the time you submit your lease application. We will never auto-renew for your without your permission, so 2 months (or 60 days) before you lease expires, we will send you an email where you will need to approve the renewal of your lease. If you choose not to renew, all property will need to be removed by end of your lease date. If any property remains after the end of your lease date, your contract will automatically be converted to Month-to-Month terms and you will be charged at that current rate.
- If you select the Month-to-Month Lease Rate, you will be charged the first month's rate at time of registration (please note that we do not charge pro-rated rates so if you start mid-month, you will be responsible for that full month payment). You will receive an email 15 days before the end of the month with a link to pay online (or in person) for your space. Please remember payments are due by the 1st of the month. We will accept personal checks, but we will charge $30 for any NSF or returned checks and you will be responsible for any late fees incurred (see below).
- If you select the Short Term Lease Rate, you will be charged immediately at the time of booking the reservation and will be required to make a payment by Saturday for the following week, if you choose to extend your lease. Due to the short time frame of this lease, we do not guarantee that email reminders will be sent in advance (we just aren't that tech savvy yet).
- Eureka Properties, LLC reserves the right to increase pricing, with at least 30 days notice to you. All notices will be sent via email to the primary email address on file. To change your email address, Contact Us. If you do not wish to continue your lease at the new rate, you may cancel your current month-to-month contract at any time (no prorations if canceled mid-month).
Responsibilities of Eureka Properties, LLC (us):
- We will ensure friendly, responsive service to you at all times. We do sleep occasionally, so we may be slow to respond in the middle of the night (but we'll try). Text is always best for quick answers to 847-344-9276 (Gary) or 334-447-2111 (Daniel).
- Sometimes relationships just don't work out. We get it. We promise never to hold you to a lease agreement that doesn't work for you. If you signed up for an annual lease and you need out, we will refund you for the unused portion of your lease, starting with the next month (basically, no mid-month prorations; we don't know how to do math very well).
- We promise to keep the grounds well groomed (not like a golf course, but possibly like you'd imagine an outdoor storage facility grounds to be kept). We will keep the grass low but please beware that we do share this lovely Earth with a collection of flora and fauna (aka - snakes, bugs, lizards, ex-wives) that given the chance, will bite you or suck your blood. So please be careful navigating around the property.
Responsibilities of Tenant (you):
- Acquire and maintain adequate insurance to cover your property in any event of damage, theft, fire, hurricanes, 30 year locusts, fire breathing dragons and other people who don't know how to drive. In other words, EUREKA PROPERTIES, LLC is not responsible for any damage, theft or bodily injury to you, yours or your property. Please ask your insurance agent what policy you should cover for outside storage and Contact Us with any questions. Our people can talk to your people.
- Ensure that the gate is closed when you exit the property. If it does not close for some reason, please CALL US IMMEDIATELY AT 847-344-9276 so we can remedy the issue.
- You are responsible for making timely payments to your space. Payments for month to month leases are due on the 1st of every month. Any payments not received by the 5th of the month, will be subject to a 5% late fee. Any payments not received by the 10th of the month will be subject to a 10% late fee. Any payments more than 30 days in arrears may result in the lock out of your trailer until payment is made. If your property is locked out, there will be a $100 reinstatement fee that will be required to be paid before you the locking device will be removed. Don't make us do that though. We are exceptionally lazy. Just pay your bills and life will be great. If you have any hardships, give us a call or Contact Us through our website.
- If you try to park your trailer during torrential downpours and the ground is saturated (or starting to turn into the Gulf), please be mindful of the ground and not leave craters (or large ruts) in the ground. More than likely, we'll be there to help you. Just ask.
